Regional Property Manager– Rosebank, Cape Town. Duties and Responsibilities:
Manage a multi-asset property portfolio across industrial, retail, and office spaces.
Oversee budgeting, forecasting, income, expenditure, and NOI optimisation.
Drive vacancy reduction, rental growth, and cost control initiatives.
Manage arrears, tenant billing, and utility recoveries to ensure cash flow efficiency.
Compile monthly management reports, including financial and leasing performance.
Oversee tenant relationships, lease renewals, negotiations, and dispute resolution.
Manage leasing activity, including brokers, vacancies, and direct deals.
Monitor market trends and rental benchmarks to support decision-making.
Provide oversight of facilities management, including maintenance and SLA compliance.
Ensure full compliance with health&safety, fire regulations, and municipal bylaws.
Manage Capex projects and tenant installations in collaboration with FM teams.
Lead and develop direct reports and support cross-functional collaboration across departments.
Requirements:
Bachelor’s Degree in Property, Real Estate, Finance, or Business.
5–7 years’ experience in commercial property portfolio management.
Experience managing multi-sector property portfolios (industrial, retail, office).
Strong financial and budgeting skills with NOI management experience.
Knowledge of lease agreements, tenant management, and property operations.
Experience with facilities management coordination.
Strong negotiation, communication, and problem-solving skills.
Proficient in MDA/MRI and Microsoft Office.
Valid driver’s license and own transport.
