Sandton, South Africa | Posted on 23/04/2026 We are seeking an Operations Manager to manage inspection ofbuildings, management and control of service- and maintenance contractors,management and control of tenant installations and execution of buildingrelevant activities as predetermined by Property Manager and Centre Manager

In this role, you will lead efforts in budgeting and expensecontrol, building management and administration, facilities maintenance, andtenant installations. Some of the most important tasks include the following:

Budgeting&Expense Control:

Inputon annual expense budget

ControlMonthly expense budget

Manage&Create purchase orders on system

Maintainstock register

BuildingManagement&Administration:

Manageand execute emergency and running maintenance

Manageaspects like cleaning, security and allocation of building sites.

Housekeepinginspections in accordance with inspection programme

Vacancyinspections

Monitoringof adherence to house rules and reporting transgression of User Clause

KeyControl

Issueparking access permits&Auditing of access permits

EnergyManagement (including meter readings)&Municipal Accounts (includingelectrical recoveries)

Liaisewith internal and external parties on aspects of good housekeeping

Attendto logged calls

Registerfeet-counts in shopping centers daily (Rental only)

Populateand update on records

RiskManagement, example access control

Implementationof emergency plans

Implementation&Monitoring of statutory requirements

Coordinatingand processing Public Liability and Property Damage Claims

Coordinatingand Chairing OHSA Meetings

Actas on-site project manager

Managesmaller TI as well as smaller projects, including specifications

ProjectManagement of Revamps and Upgrading in conjunction with Centre / PropertyManager

PeopleManagement:

PerformanceManagement;

Training&Development

Requirements

MUST HAVE COMMERCIAL AND INDUSTRIAL FACILITIES MANAGEMENT EXPERIENCE

Between3– 5 years of relevant experience in Facilities or Operations Management

Electrical,mechanical, or construction background, as well as technical skills

Experiencein overseeing daily operations and coordinating team efforts.

Proficiencyin computer applications including MS Office (Excel, Word, Powerpoint), aswell as business systems such as SAP.

Awarenessand implementation of quality standards.

Basiccontract management abilities.

Provenexperience in managing and maintaining service level agreements (SLAs)with vendors and service providers.

Workingknowledge and understanding of lease conditions.

Administrationprinciples and reporting expertise.

Understandingof cost budgeting and control.

Workingknowledge of statutory requirements, including the Occupational Health andSafety Act.

Excellentcommunication skills (verbal and written)
